The general rule is that the tenant can leave on the last day of a temporary lease without notice, and that will end the lease.  If the tenant stays one day longer than the last day of a temporary tenancy agreement, a short-term rent legally insured by law will be put in place, which the tenant can finish with valid notice. Periodic tenancy agreement at the end of the temporary tenant must have a written agreement with the data, rent and obligations of the landlord and tenant. However, at present, there may be a legal tenancy agreement without a written agreement, provided that the tenant is less than three years old, as the tenant is still entitled to full housing protection (1988, 1996, 2004). The tenant has the right to obtain a written agreement by law at the request of the landlord (or his enforcement agent) within 28 days of the start of the lease. A clause in the tenancy agreement may require the tenant to inform the landlord if he intends to leave on the last day of a fixed term. If the tenant does not notify the landlord in accordance with the contract, the landlord may argue that he has suffered a loss and/or that there are additional costs. If the lease is prescribed periodically, either by contract or by law, there are two exceptions that allow you to terminate your tenancy agreement prematurely: to terminate a periodic tenancy agreement, tenants must legally notify in writing a clear tenancy period. This is usually one month (rent paid monthly) or a minimum of 28 days if the rent is paid each week. This notice period MUST expire on the last day of a rental period, i.e. cancel a clear and complete rental period. If you think you want to leave your property because you are planning to move to another employer in a new location or are planning to buy your own home, but you are not sure when you can close your purchase, then converting your AST fixed term into a periodic lease may be a good option. You may not have to do anything to achieve this, as your fixed-term lease can be automatically converted into a short-term lease periodically, if: – Make sure your lease expires on the correct day A break clause is a condition or date on which you can terminate your lease prematurely.
